Sur 2: Flood Risk
Credits Available: 2 (no mandatory elements)
Credits are awarded to promote the development of low flood risk areas and to limit the effects of any potential flooding on dwellings that may occur within medium and high risk flood areas.
Requirements for compliance and credit allocations are outlined in the table below.

Supplementary guidance will be published by the Welsh Assembly Government to reflect planning policy and practice in Wales. The guidance which will not materially affect the aims and objectives of the Surface Water Run Off requirements of the Code, will be based on Technical Advice Note 15 (TAN 15) which supplements Planning Policy Wales, and surface management techniques currently in force in Wales.

Key Points for Compliance
Carry out a Flood Risk Assessment (FRA) for the development site to ascertain the potential flood risk at the site. The flood maps on the Environment Agency's website are not detailed enough for assessing flood risk at the site and the local authority must be contacted to discuss the existence of any potential flood risk at the site as part of the FRA.
Buildings should be designed to limit the potential effects of flooding by limiting water entry and allowing prompt recovery following a flood event. The incorporation of flood protection measures into the building will be necessary.
