I've got no dividing wall in the attic. I have ordered fire board from the local builders merchant but it is just fire protected plasterboard. Security wise it doesn't offer much protection from entry from the house next door as even a rat could chew through it. What would you advise me to use instead?

For a non habitable room in the attic, a timber frame can be built by creating a stud wall both sides using fire proof board(Pink). In order to maintain the fire rating, fix fireproof board to both sides with the joints staggered.
If you are creating a habitable room, then a timber wall will not comply with Part E (Sound) of the Building Regulations, so good quality bricks or 7N concrete blocks would need to be used in a frame. Then install the fire proof board as above. Blockwork would be the best option for sound transmission, fire prevention and security.
Keeping your neighbour informed about the proposed works is advised, due to the Party Wall Act, as this may require a Party Wall Surveyor being employed which can be costly.
Also contact your local council as you may receive help with funding as it can be seen as a fire risk.
