Hi, hope you can help me. We have an apt in spain, and the community have decided that all balconies need to be taken down and redone with a waterproof membrane. We have already put in a new balcony only 4 years ado and have a 10 year gurantee but they insist if we dont have the membrane then it has to be done as round the edges of the balcony are all crumbling, which we have agreed to pay to have repaired, i know spanish law is different but just wondered if you could give us some advise, the building is 50 years old so their probably was no waterproof memebrane then, and all the balconies have lasted. The Spanish Planning and Building Regulations have become quite onerous in recent years, with hefty fines and major consequences for those who do not comply. Some of these regulations are imposed by the Ayuntamiento or Local Council as seems to be the case here. The only thing I can suggest is for you to discuss the requirements with a company such as Triflex featured above who specialise in waterproofing systems for balconies in various situations, as they may be able to come up with a cost effective solution for you. We are in a block of flats and are having a problem with the top floor balcony. Water is seeping through and falling onto the balcony below. As the building is 35 years old we need to re tile this top floor balcony. What I need to know is --what is the best product to use so that before tiling we can lay down a waterproof solution that will completely seal the balcony. On top of this we would then lay down new tiles etc. Your help and advise would be greatly appreciated.
