John Newton Membranes Waterproofs Canal side Property
With the help of John Newton Membranes, a property with history of water ingress and damp problems is transformed into a modern, comfortable family space.
This property is located by a canal in Oxford and had previous experience of water ingress and dampness. This was tolerated as the space was previously just used for storage. However, the client decided to renovate the space and upgrade the use of the storage area to a games room for the children.
Having reviewed the different waterproofing solutions available, the client called in Newton Specialist Basement Contractor, Stonehouse Property Care, to carry out the design and installation of the Newton System 500. The water management system designed included the Newton 508 membrane applied to the walls and a Newton Basedrain conduit, which was installed at the wall/floor junction rebated in a channel 100mm x 100mm and levelled on a bed of 20mm graded stone. This design allowed for flexibility in construction as the internal floor levels and finishes prohibited an extensive build up on the floor. Newton 508 was laid upon the slab and sealed to the up stand of the perimeter channel. A moisture resistant 22mm T&G flooring was then installed over the top of the membrane.
The space was transformed from a damp storage space into a modern comfortable family area.
This property benefited from not being entirely earth retaining on all elevations. Only three sides of the property had the potential for water to enter from the ground and the one remaining side of the property opened up to the canal below. Stonehouse in this circumstance were able to design a system that did not require any form of mechanical pumping as the Basedrain ran in a “horseshoe” formation and released the ingression of water out back into the canal system. This form of gravity feed drainage is without a doubt the quickest and cost effective solution for clients with similar “built into a bank” construction.
