Designing a Home

The in-house designers offer a free, no obligation service based around an established idea or completely from scratch. The client will be required to send in some essential information such as a copy of the site plan with orientation and bearing size, with an accommodation wish list and an overall build budget. A timber frame kit can be produced from an architect’s design; all that is required is the detailed drawings and specifications. Other considerations include:

  • Maximising natural solar gain by designing a home where commonly used rooms are facing south/south west and windows facing north are kept to a minimum
  • Designing a home that offers good day lighting
  • Alternative energy sources should be considered such as ground source heat pumps, air to water heat pumps, solar panels, wood burning stoves and efficient boilers
  • Installing an underfloor heating system or conventional radiators
  • Inclusion of a high efficiency condensing boiler
  • Insulation designed to the highest practical level in external walls and the roof
  • Effective landscaping to provide protection from prevailing wind

Timber Frame Specification

Fleming Homes offers a comprehensive specification list for timber frames. In addition to providing the materials which are required to make a home both wind and water tight, there is also an extensive range of materials for finishing the home. The materials are all sourced from reputable companies and timber materials are exclusively sourced from sustainable forests. The specifications are flexible and can be adapted to suit specific requirements. A full list of material specifications for the ground floors, upper floors, external wall panels and roofs is available on the company website and include:

Currently Fleming Homes employs an open panel system which is insulated and clad on-site; this is the most cost effective and efficient option. Windows and doors can be supplied or a client can provide their own. All Fleming Homes fabrication operatives and all of our design technicians are City & Guilds accredited with the UKTFA manufacturing and design programme. Generally a timber frame can be delivered to a site within six weeks of the design being approved, this excludes planning and building warrants. Although Fleming Homes does not carry out the erection of the timber frames, a comprehensive list of UK based joiners is available on the website.
